With their vision of combining affordable living with a high quality of life, this client leveraged Spaceflow features to create a premium hospitality experience with convenient access to shared spaces and amenities. In the process, a thriving, engaged community of loyal tenants emerged.

The hotelization of student living

Spaceflow puts 5,000 sqm of shared spaces into one convenient place, so tenants have access to a wide range of facilities, amenities, and services that create a feeling more akin to a stay in a high-end hotel than student housing.

  • Resource booking: In-app bookings provide immediate access to shared amenities and spaces like the sauna, fitness center, cinema, and meeting rooms, ensuring tenants can make the most of life in the building. More than 230 bookings are made every month, with the wellness center taking first place as the most-booked amenity. Students can book amenities without the space manager’s help, saving approximately 8 ops-hours every month.
  • Vendors and services: Tenants can view local vendors and services within the app, while the property owner can take advantage of upsell opportunities while working with nearby businesses. 
  • Ticketing: Help is just a few taps away for tenants who can seamlessly submit maintenance requests, while property management can track work orders and predict requests over time.
  • Document management: Tenants have essential documents about the building on hand for full transparency and peace of mind.
  • Mobile access: An integration with Salto KS makes access management a breeze for both tenants and property managers.

Empowering the community to connect and engage

Engagement with the community plays a crucial role in the wellbeing of students, whose mental health often suffers when social options are lacking in their day to day living. The student community in this PBSA client’s building is an excellent example of how community engagement should look, bolstered by the Spaceflow tenant app.

  • Newsfeed: Posts, polls, notifications, and conversations all happen in the Spaceflow app, encouraged by the Messaging, Channels, and Polls features. 94% of the student population has the Spaceflow app, and they post more than 60 times monthly. On average, more than 150 messages are sent via the Spaceflow app every month.
  • Events: The property management offers another huge perk to students living in the building to support their wellbeing: facilitating social connectivity through active communication and event organization. In one event alone, more than 20% of the students participated.
  • Marketplace: Another way students are connecting with each other is through the thriving marketplace, where more than twenty items are posted monthly
